02 - Feasibility + Pro Forma
We prepare a high-level feasibility study, project schedule and financial projection based on your property, including hard and soft costs, expected value, and profit split.
Outcome: A clear picture of financial returns, timeline, and risk/reward.

03 - Letter of Intent + Partnership Agreement
Once aligned, we sign a Letter of Intent, followed by a Limited Partnership Agreement that defines roles, profit-sharing, and decision-making responsibilities.
Outcome: You're officially a development partner, with your land as your investment.

04 - Design + Planning
Our architect creates preliminary designs for your approval, then develops full permit drawings aligned with city requirements, consultant feedback and your preferences.
Outcome: Permit-ready architectural drawings tailored to your property and vision.

05 - Approvals
We manage the entire permitting process: submitting applications, coordinating consultants (structural, energy, civil, interior design), and handling municipal communication and revisions.
Outcome: Approved building permit in-hand.

06 - Budget Finalization + Financing
We coordinate the final contract documents and obtain the full construction budget with your approval. We then obtain construction financing based on land equity and the finalized build budget.
Outcome: Project funding secured and construction ready to start.

07 - Construction
Our builder partner breaks ground and manages the full construction process from demolition and site prep to finishing. There with monthly progress updates.
Outcome: A well designed, high-quality, code-compliant multi-unit building ready for occupancy

08 - Occupancy + Handover
Once construction is complete and final inspections are passed, you receive an occupancy permit. Units are either retained, rented, or sold per your goals and our partnership agreement.
Outcome: You’re now the owner of a brand new income-generating, multi-unit property.
